If you're renting for the first time or moving to a new property, knowing which documents to prepare in advance will make the process significantly smoother. Here's everything you need.
Proof of Identity
You'll need a valid passport or UK driving licence. Non-UK nationals will need to provide documentation for the Right to Rent check, which landlords are legally required to carry out.
Proof of Income
Landlords typically ask for 2–3 months of recent payslips. If you're self-employed, you'll need a tax return (SA302) or accountant's letter confirming your income.
Bank Statements
Most landlords or referencing agencies ask for 3 months of bank statements to verify that your income is consistent and that you have no obvious financial difficulties.
Employment Reference
A letter or email from your employer confirming your role, salary and employment status. For those on probationary periods, be upfront some landlords will ask for a guarantor in this case.
Previous Landlord Reference
A reference from your most recent landlord confirming that you paid rent on time, looked after the property and left without issues. If this is your first tenancy, a character reference may be accepted instead.
Guarantor Details (if required)
If your income is below the required threshold (typically 2.5x monthly rent), a landlord may ask for a guarantor someone who agrees to cover the rent if you cannot. The guarantor will need to provide their own income proof and pass referencing.
